I also experience this symptom. If you can't log in with admin | admin, it might be because the website can't connect to the database. Please uninstall MySQL and try changing the root password when it doesn't have special characters, for example, "O4dP4dDJEVviIUM0adU4".

1 STEP code is for opening the settings
[1 STEP]---> chattr -i /home/xtreamcodes/iptv_xtream_codes/GeoLite2.mmdb && chown -R xtreamcodes:xtreamcodes /home/xtreamcodes/

2 STEP this is the code for allow changing the properties
[3 STEP]---> chmod 777 /home/xtreamcodes/GeoLite2.mmdb

3 STEP this is the code for confirming and changing the properties
[3 STEP]---> chattr +i /home/xtreamcodes/iptv_xtream_codes/GeoLite2.mmdb
